Population

LethbridgeLethbridge was founded by settlers from Britain and Europe. Today, Lethbridge is home to a small historic Chinese and Japanese community, along with immigrants from over 30 different countries. Lethbridge’s population continues to grow – a direct result of the vibrant, enthusiastic nature of the citizens of this community.

As of the 2011 National Household Survey, there were 12,420 immigrants living in Lethbridge – 12.1 per cent of the total population. Of these, 18.4 per cent – 2,290 people in all – arrived between 2006 and 2011.

Housing Information

LethbridgeLethbridge offers a wide selection of safe, comfortable neighbourhoods suited to families of every size. They include SunRidge, the first “Built-Green” community in Canada, as well as affordable starter homes in all parts of the city. All residential areas are served by public transit and other amenities.

Most Lethbridge residents own a house, but there is also a good selection of rental apartments in small buildings, and a smaller number of houses for rent.

Average rents
The average monthly rent for a one bedroom apartment in April 2013 was $757 and a two bedroom apartment was $864. The average monthly rent for a three bedroom apartment was $948.

Vacancy rate and availability
In Lethbridge, the vacancy rate for one bedroom rental apartments was 8.2 per cent and for two bedroom apartments was 6.4 per cent. The vacancy rate of three bedroom rental apartments was 6.7 per cent. This was the proportion of rental apartments that are vacant and ready for move-in in April 2013.

The proportion, in April 2013, of apartments that are vacant or for which the present occupant has given notice to move-out was 9 per cent for one bedroom apartments, 7.8 per cent for two bedroom apartments, and 7.7 per cent for three bedroom apartments.
